Turning Third & Oak Into a Boutique Lodging Platform

A custom website for a boutique three-suite property in downtown Wilmington — built to handle bookings, group stays, and a fully automated monthly parking business through one platform.

What needed solving.

Third & Oak isn't a single Airbnb listing. It's a 3,896 sq ft historic property with three independent suites, five bedrooms, and 15 reserved parking spots. The property is built to host couples, families, and full wedding parties — but the old website lumped everything together like a basic vacation rental.

Three problems. Guests couldn't tell the suites apart. Group bookers had no way to reserve the whole property in one shot. And those 15 private parking spots — one of the most valuable amenities downtown — were sitting empty every month with no way to actually sell them online.

The owners needed a site that positioned Third & Oak as a premium boutique stay AND ran a totally separate monthly parking business through the same platform.

The build.

We designed and shipped a custom platform end to end. No off-the-shelf booking plugin, no WordPress, no theme. The site quietly runs two live revenue streams in parallel — guest stays and parking — with no manual work in between.

A page for every suite.

The Wright Room, The Live Oak Suite, and The Downtown Loft each have their own dedicated page with full photo galleries, layouts, and one-tap booking. Group visitors get routed to a separate flow built around renting the whole estate — perfect for weddings or family reunions.

A self-serve monthly parking system.

Visitors see a live diagram of the lot at 315 South 3rd Street and pick the exact spot they want. Available spots push straight into Stripe checkout for the $100/month subscription. Billing, receipts, and renewals all happen automatically — no one at Third & Oak has to invoice anybody.

Built around the downtown experience.

Pages that sell more than just a room — the Riverwalk, the wedding venues, the historic district, the walkable dining scene. All structured for travelers searching specifically for downtown Wilmington stays.

Fast, owned, and worry-free.

Modern foundation tuned for fast loading on the mobile devices guests actually book from. Live Google reviews pulled in automatically. Hosting and monitoring handled — the owners just run the property.

We toured the property, audited the existing site, and re-framed Third & Oak as a boutique multi-suite brand instead of a single vacation rental. The brief was clear: turn the property into a booking decision accelerator that also sells the parking lot.

A custom modern stack — the right call for SEO-critical travel pages, fast first-paint on mobile, and a clean integration with the parking system. No plugin sprawl, no theme dependencies.
